Insuring a student room in Belgium

Updated on 10 plans compared9 providers
In short

A student in a kot often remains covered by their parents' home insurance while still domiciled with them, but that extension is neither automatic nor identical between insurers. It has to be confirmed, in writing, before the lease starts.

The family policy extension is rarely total

Most Belgian home insurance contracts extend to a student child's accommodation while the child remains domiciled at the family address. That condition is the one that most often fails without anyone noticing.

The extension typically covers rental liability — damage to the room the student is answerable for — much better than it covers the student's own belongings.

Where it does cover contents, there is usually a sub-limit well below the main policy's. Confirm the amount, because a laptop and a bike exceed it more easily than people expect.

The rental guarantee is not insurance

The rental guarantee is a deposit protecting the landlord against unpaid rent and damage. It is your money, held in a blocked account, and it is returned at the end of the lease minus any justified deductions.

It insures nothing. A fire in the kitchen or a burst pipe you are answerable for costs far more than the guarantee covers, and the shortfall is yours.

The two are frequently confused, including by students who believe the guarantee makes insurance unnecessary. It does the opposite: it caps what the landlord can take, not what you can owe.

What genuinely needs covering on site

Rental liability first, because it is the largest exposure by a wide margin and because many Belgian leases require it explicitly.

Theft second, with a realistic sum for a laptop, a phone and a bike. Check whether the bike is covered outside the building, which is where bikes are actually stolen.

And private liability, the family cover that follows the person rather than the address. It often already exists in the parents' policy and is worth confirming rather than duplicating.

Our verdict

Call the parents' insurer and ask one question: is the kot covered, and up to what amount for the student's own belongings? Most extensions cover the rental liability well and the contents thinly. The gap is a laptop, a phone and a bike — which is precisely what gets stolen from student housing.

Frequently asked questions

Is my kot covered by my parents' insurance?

Often, while you remain domiciled at the family address, but the extension is neither automatic nor identical between insurers. Confirm it in writing before the lease starts, and ask specifically about the limit on your own belongings.

Does the rental guarantee cover damage?

It is a deposit, not insurance. It protects the landlord against unpaid rent and damage up to its amount; anything beyond that is yours to pay. It is your money, held in a blocked account and returned minus justified deductions.

What should a student actually insure?

Rental liability first, since it is the largest exposure and many Belgian leases require it. Then theft, with a realistic sum for a laptop, phone and bike — checking whether the bike is covered outside the building.

What if I register at the kot address?

The family policy extension usually depends on remaining domiciled at the parents' address, so registering elsewhere can end it silently. Tell the insurer if the domicile changes, rather than discovering the gap after a claim.
