Why the rate is lower than a personal loan

The purpose is documented and the money goes into a property. That lowers the lender's risk, and the discount comes back to you in the rate.

The gap is not cosmetic. Between a personal loan and a renovation loan, Belgian lenders routinely sit several percentage points apart — on €25,000 over seven years that difference runs well past €2,000.

What it costs you is paperwork: quotes before the loan, invoices after it. Some lenders release the money in tranches against invoices rather than in one payment, which is worth knowing before you sign a contract with a builder.

Regional energy loans come first

All three Belgian regions run subsidised loan schemes for energy work — insulation, glazing, heat pumps, boilers, solar. The rates sit far below the commercial market and several are zero-interest for households under an income ceiling.

The schemes are capped in amount and restricted in scope: they finance the energy work, not the new kitchen. Where your project mixes both, the usual answer is a regional loan for the energy part and a commercial loan for the rest.

They also run on their own timetables and budgets, and conditions change from one year to the next. Check the current terms with your region before assuming last year's rules still hold.

Renovation loan or mortgage top-up

If you already hold a mortgage, your bank may offer to increase it rather than write a separate loan. The rate is usually lower, because the property secures it.

The catch is cost and duration. A mortgage increase involves notary fees and mortgage registration, which a renovation loan does not, and it stretches the debt across the remaining mortgage term — twenty years of interest on a new bathroom is rarely the cheaper answer.

The rule of thumb: for large structural work, the mortgage route can win despite the fees. For anything you would repay in under ten years, the renovation loan almost always does.
